How to Buy Property in Portugal as an American
Buying a house in Portugal as a foreigner is easier than many people think. Here are the key things Erin shared for Americans looking to purchase real estate:
You’ll need a Portuguese NIF (tax ID) and a local bank account.
Financing is possible, but expect to put down 30% or more.
Property taxes are low, but closing costs can reach around 6.8% of the purchase price.
Portugal doesn’t have a centralized MLS, so properties are often listed multiple times, with inconsistent photos and pricing—working with a trusted agent is crucial.
Erin emphasized that the process is accessible, but requires patience and the right local support.
What Is Portugal’s Golden Visa in 2025?
Portugal’s Golden Visa program has changed—but it hasn’t disappeared. As of 2025:
Real estate is no longer a qualifying path.
The most popular route is now through investment funds, with a €500,000 minimum.
Eligible sectors include tech, renewable energy, and hospitality.
It’s a pathway not just for you, but for your spouse and children (and sometimes parents).
You can even roll over a U.S. 401(k) into an eligible investment fund.
The Golden Visa offers a path to Portuguese residency—and eventually EU citizenship—making it one of the most attractive relocation tools available today.
Where to Live in Portugal: Erin’s Favorite Spots
Lisbon may be home base for Erin, but she has her eye on emerging markets, too:
Porto & Northern Portugal: Affordable, full of charm, and packed with growth potential.
Costa da Caparica: Just across the river from Lisbon—beachy, buzzy, and booming.
Cascais & Estoril: Prime for expat living, especially for those seeking comfort and community.
Her advice? “Choose lifestyle first—then choose the location.”
Starting a Business in Portugal as an Expat
Erin also offered insight for expats who want to start a business in Portugal:
Opportunities are everywhere, especially in services expats need, like medspas, laundry services, and wellness centers.
Certain entrepreneur visas allow for legal residency if you start a business that fills a local need.
You’ll need legal representation and a clear business plan, but Portugal is relatively open and welcoming to entrepreneurs.
Slowing Down & Adapting to Portuguese Culture
Life in Portugal moves at a different pace. Erin’s biggest cultural lessons?
Take a number at the grocery store (yes, even if no one’s in line).
The client is not always right—customer service is more relaxed.
Expect slow weekends, long holidays, and a deep respect for leisure.
Enjoy your coffee sitting down, not in a to-go cup.
The adjustment was humbling but healing. “It’s a pedestrian life,” Erin said. “You just slow down and start enjoying it.”
